
In 2024, owners of relatively large apartments and houses in Ukraine must pay property taxes. The maximum tax amount is UAH 100.5 for each "extra" square meter, but the fee is charged only for an area exceeding the established norms for apartments (60 sq.m.) and houses (120 sq.m.).

Taxation standards and additional income tax
According to the Tax Code of Ukraine, Ukrainians are obliged to pay real estate tax only if they own real estate whose area exceeds the established norms. The norm for an apartment is 60 square meters, and for a house – 120 square meters. The tax is charged only for excessive square meters, that is, for each "extra" meter of area exceeding the established norm.
However, in addition to the real estate tax, Ukrainians are also required to fill out declarations and pay taxes for additional income. This may relate not only to income from entrepreneurial activities, but also to profits from renting out real estate, which should be taken into account by the owners of the residential complex.
Tax calculation
The amount of real estate tax is calculated according to the formula: (real estate area – standard area) * tax rate. The tax rate is set by local authorities and may not exceed 1.5% of the minimum wage set on January 1 of the reporting year.
Let's consider an example of calculating real estate tax for a resident of Kiev with an apartment with a total area of 65 square meters. At the maximum tax rate (this is exactly what is set by the Kiev authorities), which is 1.5% of the minimum wage (100.5 UAH), the tax amount is calculated as follows: (65 sq. m – 60 sq. m) * 100.5 UAH = 502.5 UAH.
Receipts for the payment of real estate tax are sent to citizens by mail before July 1, and payment must be made within the next 60 days. If the receipt did not arrive, for example, due to a technical error, then you will still have to pay, so it is better for owners of "large" housing who did not receive "bills" to contact the tax service on their own.
